Bryan Haggard Land Group Closes Sale of 56.3 Acres in McKinney ETJ for Stillwater, a Planned 115-Lot Single-Family Community

Robertson Companies acquires the site; David Weekley Homes and Homebound secured as builders for homes anticipated to be valued above $1 million

McKinney, Texas, United States, September 15, 2026 -- Bryan Haggard Land Group (BHLG) closed the sale of 56.3 acres in the extraterritorial jurisdiction (ETJ) of McKinney, Texas, on August 31, 2026. The site will be developed as Stillwater, a planned 115-lot single-family residential community.

The buyer is Robertson Companies, a Dallas Fort Worth Texas residential developer led by CEO Bryan Robertson. Robertson Companies has secured David Weekley Homes and Homebound as builders within Stillwater. Homes in the community are anticipated to be valued above $1 million.

Josh Bryan, Principal Partner of Bryan Haggard Land Group, handled the brokerage and advisory assignment from pre-market development analysis through closing. The seller was a three-member general partnership acting on behalf of a broad underlying ownership group. The transaction price was not disclosed.

Feasibility Work Began Before Marketing

Before the property was marketed, Bryan assembled planning and engineering resources to evaluate the site's development feasibility, utility conditions, roadway impacts and achievable residential density.

That analysis identified a future four-lane roadway right-of-way bisecting the property. The roadway reduced usable acreage and affected the potential subdivision layout. Because it was identified before marketing, the roadway was incorporated into the development concept rather than surfacing during buyer due diligence.

Sewer, Annexation and Zoning Were Linked

The property is located within the McKinney ETJ and within the City of McKinney's sewer certificate of convenience and necessity (CCN). At the time, the City had a moratorium on extending sewer service outside its corporate limits.

Annexation into McKinney became the practical path to sewer service. Annexation in turn brought zoning into the process, and the zoning had to support enough residential density for the project to remain viable after accounting for the acreage affected by the future roadway.

Water Required a Separate Solution

Water service for the site is provided by Milligan Special Utility District (Milligan SUD). Water capacity and the infrastructure needed to serve the community had to be resolved independently of the McKinney entitlement and sewer process.

The water solution required a Non-Standard Service Agreement with Milligan SUD, approximately eight months of coordination and negotiation, and coordination with two neighboring property owners.

The entitlement and utility issues could not be addressed in sequence. Both had to advance at the same time, because the development depended on each being resolved.

“The challenge with Stillwater was that none of the major issues could really be looked at in isolation,” said Josh Bryan, Principal Partner of Bryan Haggard Land Group. “Sewer affected the annexation path, zoning affected the density we needed, and at the same time we had to work through water capacity with a separate utility provider. We brought in a land planner and civil engineer early and began working with the City months before going to market because I wanted to understand what the land could realistically become, what constraints we were dealing with and what would have to happen to get there.”

Bryan's role included pre-market feasibility analysis; evaluation of density and lot yield; identification of roadway and utility constraints; assembly of the initial land planning and civil engineering team; coordination with the City of McKinney and its Development Review Committee; and analysis of the annexation, zoning, sewer and water-service requirements affecting the property.

Once Robertson Companies placed the site under contract, BHLG remained actively involved throughout the entitlement and utility process, working alongside Robertson Companies and the seller group to advance and finalize the documents, terms and coordination required with the City of McKinney, Milligan SUD and neighboring property owners through closing. Robertson Companies led the detailed development and utility negotiations required to advance the project, including the Non-Standard Service Agreement with Milligan SUD.
