The Playas del Coco brokerage and vacation rental manager has published community guides, a regional Guanacaste hub and more than 100 buyer articles as North American interest in the Gold Coast grows alongside direct flights into Liberia.

Costa Rica, September 29, 2026 -- Expat Properties | CR, a real estate brokerage and vacation rental management company based in Playas del Coco, has launched an expanded collection of public buyer resources on its website. The collection includes a comprehensive guide to Playas del Coco real estate, individual guides to eight residential communities in and around town, a regional Guanacaste real estate hub and a library of more than 100 Journal articles and buyer guides. The material is published in English, Spanish and French and is intended to give international buyers a clear, locally sourced picture of the market before they travel.

The Playas del Coco guide brings together the town's neighborhoods, property types and everyday practicalities in one place, with separate sections for Playa del Coco condos and single family homes. The new community guides cover Las Palmas, Pacifico, Coco Bay Estates, Bahia Pez Vela, Cocomarindo, Marina Loft, Villas Sol and Serena Suites. Each guide describes where the community sits in relation to the beach and town center, the kinds of homes and condominiums found there and what daily life looks like for residents and owners.

Playas del Coco sits on a wide bay in the Gulf of Papagayo in northwest Costa Rica. Long known as a fishing town and a departure point for diving and boat trips, it has a year round community of Costa Rican families and foreign residents, along with the grocery stores, clinics, schools and restaurants that make full time living practical. The guides are written with both groups in mind: people planning a permanent move and those looking for a seasonal home near the beach.

The regional hub widens the view to the rest of the Guanacaste Gold Coast, with a focus on Playas del Coco and neighboring Playa Ocotal, the two areas where the company concentrates its brokerage and management work.

The launch comes as the company reports growing interest from North American buyers, particularly Canadians. Direct flights from the United States and Canada into Daniel Oduber Quirós International Airport (LIR) in Liberia place Playas del Coco roughly 25 to 30 minutes from the terminal by car, which has made the town a practical option for seasonal residents, retirees and families who split their time between countries.

To support those readers, the Journal library explains the fundamentals of ownership in plain language.

Costa Rica allows foreigners to hold titled property outright with the same ownership rights as citizens. Land within the Maritime Zone, the first 200 meters inland from the high tide line, is concession land and follows a separate set of rules. Buyers purchasing in Costa Rica are encouraged to work with an independent Costa Rican attorney, and the Journal library outlines the checks that usually take place before closing, from title and survey review to confirming whether a property is titled or concession land. The guides are meant to prepare readers for those conversations rather than replace them.
